How to Start a Successful Real Estate Career: Trends and Insights for North Texas Agents

Many people are drawn to real estate because of the freedom it promises. Imagine setting your own hours, answering to no one, and spending your days helping people find homes. With the potential for unlimited income and a flexible schedule, it can seem like the perfect career for someone who loves people and loves houses.

But the reality is more complex. While real estate offers strong earning potential, it also comes with risks. Unlike most jobs, you start without a guaranteed salary, benefits, or job security. Many agents work 40–70 hours a week, hoping that their efforts will eventually lead to a closing and a paycheck.

According to the National Association of Realtors’ 2022 Member Report, experienced agents with 16 or more years in the business earned a median gross income of $85,000. In contrast, agents with less than two years of experience earned a median gross income of just $8,800. Keep in mind—these figures are gross income, before taxes, licensing fees, marketing costs, and other business expenses.

This aligns with real experiences in the U.S. housing market. In my first year, my tax return showed a net income of only $9,000, even after selling 14 houses. Starting a real estate career requires both preparation and patience.

Becoming a licensed agent is relatively quick and affordable, you need around 180 classroom hours, a test, fingerprinting, and a clean background check. Total costs are usually about $2,000, and you can complete the process in roughly two months. But earning consistent income takes time, effort, and strategy.

New agents often share the lessons they wish they’d known before starting:

  • Finding clients is challenging. Generating viable leads requires more work than many expect.

  • Financial expectations should be realistic. Most agents earn very little in the first year.

  • Follow proven methods. Some agents try to do things their own way before learning from experienced mentors, which can slow progress.

Think of becoming a Realtor like opening a small business. While you don’t need to rent an office or buy expensive equipment, you do need capital and a plan for the ramp-up period. Setting aside 3–6 months of living and business expenses can give you the headspace to focus, work hard, and grow your career.

If you’re ready to explore a real estate career, the first step is preparation. With the right planning and effort, you can turn your real estate dreams into reality.
